I was out in Czech Republic, in Brno to be precise, 2 weeks ago – firstly checking on a deal we have going on there currently and secondly meeting a local team for a second deal. The first deal has been a terrific success already as without even tying any money up yet, investors have seen growth – the developer is not keen to sell any further units until completion when prices will be even higher, but even with 10% on average increase in selling prices, he has seen demand from locals at this time – all boding well for our investors.
I was therefore keen to tie up another deal and had arranged to meet lawyers, the largest letting agency in the Brno district, a developer and a local contact to discuss a deal I have been looking at for weeks. Everything was excellent about this development – already 60% have been sold to the local market – and a year from completion there is already rental demand from blue chip companies. The rental agency prepared an extensive report for me on rental options and our rental market and the yields are coming in around 7-7.5%! So I was happy with all this – but then needed to negotiate on getting kitchens added, and included in the finance costs, and reduced buying costs for all our investors.
Well I am pleased to say this deal is now completely signed off and we are delighted with the deal we have negotiated for our investors – the location is excellent, a huge commercial park is nearby with many blue chip companies and professional employees. Whilst capital growth is predicted to be at 15-20% per annum.
