Planned to open in January of 2009, the Blue Hour Boutique hotel takes its name from the final hold of twilight before the dark. This time is considered exceptional and is the same inspiration for the kind of experience the Blue Hour wishes to provide its guests...unique and special.
The hotel will be located around 67km from Metro Manila along the Emilio Aguinaldo National Highway. Tagaytay City is among the vacation spots widely visited by local and foreign tourists as the city has a cool climate and a vista of picturesque Taal Volcano islands. The hotel capitalizes on these two location selling points being situated on the mountain ridge and easy accessibility being along the national highway.
The boutique hotel sits on a 12,000 square feet lot and conceptualized to be a four storey building. Provisions for a 7-suite expansion will be setup during the first year so as not to disrupt the hotel operations and disturb guests during construction work. The expansion will be limited to maintain privacy and a level of exclusivity. On the construction side, site preparation has been completed.
Opening with just 6 suites, the planned hotel will combine modern architectural features juxtaposed with well-selected Filipino Art and antiques.
There are two options
Joint Venture Funding/Commercial loan - £ 279,000
First charge against the land as security for your investment. Investment will be in 3 tranches, to allow a complete set of 20 suites to be opened in year 2. The investment will involve a loan payment returning 12% per annum, with a 6 month payment holiday for start up, followed by 14 twice yearly payments for a total of 7 years. Total returns are projected to be £629,000 on £ 279,000 total capital invested.
Direct investment - £ 887,000
Purchase the land and current buildings and plans - £ 287,000 Building costs for the site to be completed by a private contractor £ 600,000 A specialist resort management company will run the hotel for you. The projected returns are; year two (16.5%) net income and year three onwards at least 24.3% net income. Further expansion of the site is possible.
