HUEHUETE BEACH, MANZANILLO Huehuete Beach forms the first development phase of Manzanillo, a property consisting of a kilometer of beach with forested hills behind. Manzanillo is in a perfect location on the northern edge of the Pacific Riviera; Nicaragua's southern Pacific Coast. Huehuete is in pre-infrastructure sales of beachfront residentail and commercial building lots. This location is close to the main development area but still represents very good value compared to land a few miles to the south which is now reaching very high prices. Manzanillo represents a fabulous opportunity to acquire one of the last stretches of the Pacific Riviera as an early in investor, equity partner or Joint Venture participant. There are several reasons that make Manzanillo an exciting investment opportunity: Recent political events will hold land prices in check for a time. The incoming government has pledged its support of foreign investment and the tourism development industry. Trust in this pledge will take time to filter through to the US and International buying public. This gives first tier investors a window of opportunity. - The area is already known to Nicaraguans.several have bought in Phase I. At the same time, the beach is protected by rocky headlands to the north and the reserve area to the south.

The property presents a good opportunity to develop in an environmentally sensitive way complementary to one of Nicaragua's premier turtle hatching reserves at Chacocente, where 50,000 turtles hatch every year. The property comprises a total of 428 manzanas (730 acres) with 1100 meters (3,660 feet) of ocean front. Manzanillo is made up of tropical dry forest with lower bush on the ocean front, rising to about 300 feet on its southern edge. The Manzanillo Hills are thickly forested with primary forest harbouring many species of bird, animal and plant including deer and monkeys. One of Manzanillo's main attributes is its wide beach. At low tide, the beachfront can be up to 500 feet wide making it very good for fishing and surfing. Infrastructure Infrastructure to the first phase of the development will be started in the Spring of 2007. Electricity is 5 kilometers distant and 4 kilometers of the gravel road needs to be upgraded. The property is 12 kilometers on gravel roads from the end of a newly paved road. Therefore, 8 kilometers is currently well maintained. Water from three wells can supply the first 60 houses. Infrastructure costs of $1.8 million are estimated (this includes services, communication system, construction of the clubhouse, pool and central park area, administration and overhead). Masterplan A preliminary Masterplan has been conceived and the first Phase of presales is already underway. The strategy has been to pre-sell Phase I lots, begin installation of the infrastructure then start building the clubhouse facility. Sorrenti Design Associates has been retained to advise and consult on design and Masterplanning issues in conjunction with Grupo del Sol Developments, the owner developer. of Huehuete Beach and Manzanillo. Sorrenti combines modern urban and Masterplan design concepts wrapped around their natural surroundings. For example, the commercial and residential village has been designed so that all units have some views to the ocean. Phase I is Huehuete Beach and comprises residential lots as well as a central park plaza, clubhouse and pool and a mixed commercial/residential village running down to the beach boardwalk. 1. Beachfront lots: raised single story 2. Second row lots: raised two story, offset. 3. Third Row: condo type building Sales at Huehuete Beach opened some 90 days ago and to date, sixteen lots have been sold in Phase I. Phase II will be based on condo sales, but layout and designs have yet to be masterplanned as part of the Phase I beachfront community. Huehuete Beach (Phase I) will occupy 543 meters of the beachfront of the Manzanillo property. Future Development The development of subsequent areas of the property at Manzanillo has not been planned, however, a design for mountain cabins will be the basis of the ocean view 'Forest Quintas' in the hills. Furthermore, the development would incorporate an oceanfront 'Estero Village' on its southern border with individual condo-hotel units arranged around an amenity building.
