These residences will be fully harmonized with the natural environment and according to the standards of the traditional architecture. Each of the 6 level with the ground residences will contain two bedrooms, a kitchen, a living room with a fireplace, two bathrooms, as well as a wooden attic that could be used as visitors room, additionally there will be a basement room with window which can be used as 3d bedroom and a wine cellar-storage room The seventh residence will have one more storey; will contain three bedrooms one of it in the top floor, a kitchen, a sitting room with a fireplace, as well as a wooden attic that could be used as visitors room, two bathrooms, a basement room with window which can be used as 4th bedroom and a wine cellar-storage room 1.2 METHOD OF CONSTRUCTION The project will be constructed according to: • an architectural, stability, hydraulics, drainage, insulation, and fire-protection plan that have already been completed by the architectural firm of Mr Christos Mavris , who is an architect, and the approval of the appropriate urban planning authority. The above mentioned firm will have the supervision of the construction project too. • an electrical/mechanical plan (air conditioning plan, electrical installations, as well as low voltage mains plan) which will be provided by the same architectural firm. • the general and specific terms of construction that are described analytically below, the methods and the materials of construction for each particular job that is included in this technical specifications form and in the chapter mentioning the obligations. • the plans of the construction methods as well as the instructions of the supervising mechanics. • All materials that will be used will be new, approved, and their quality and category will comply with the currently used technical specifications. • The construction workers will be very experienced and specialized for the various tasks. • The buyer is free to make any small changes only as far as the quality of materials is concerned, whereas at the same time will bear the relevant added cost. • No changes or modifications will be allowed in the communal spaces as well as the outer shape of the building or in the commonly used installations (chimneys, sewage system, etc.) • Any extra work that is not mentioned in the initial plans, whether at extension or by modification all those that are agreed upon by means of this contract, will take place only after a mutual written agreement. • The same holds for the changes in any jobs and any materials used. If these changes result in a difference, more or less cost, this will be arranged by a relative mutual offsetting agreement. • Any additional job will be done after the issue of an appropriate order form that will contain the relevant cost and any delay in the completion and delivery of the residence. • All these new construction jobs should not be executed by a team or a contractor not having any relation with the construction firm. • The relative expenses for the connection of each residence to the public networks of electricity, telephone, and water, which include the cost of writing the contract, guarantees, meters, electricity company materials and any other related expenses and supporting documents that will be needed by the various companies, will be paid by the owner of the residence. • The contractor is obliged to construct and connect the general network for each building that leads up to the meters area of the electricity company, of the water supply company, and of the telephone company distributors (if available), as well as the connection with the central pipe of the water supply company. • It goes without saying that any cable networks (electrical, telephone, etc.) as well as the water supply network and the sewage network inside the private residences, within the space devoted to the electrical, the water, and sewage companies, will be constructed by the contractor and the construction expenses will be paid in full by the contractor.
