The land, as advertised and illustrated in the accompanying photographs, comprises 2965 square meters of near-flat terrain, which has Urban Status and therefore permission for application for development. A current Certificate of Urban Status will be provided for the purchaser with the sale completion documentation.
Services to the plot include gas, electricity and water, and immediate access to the road linking the two neighboring towns of Tohanita and Zarnesti. There are presently 2 points of access to the road from the land, and there is the opportunity to create further entrance ways if desired. Traveling from the UK it is convenient to fly by Wizz Air into Bucharest, although from 2009 it will be possible to fly directly into Brasov with the opening of the Brasov International Airport. At present driving time from Bucharest to Brasov is approximately 2.5 hours, traveling some 166km on the E60 road. A new A3 motorway is planned for opening in 2009 to support the new Brasov Airport.

The access road services a number of local villas / pensiones and is fully asphalted except for the 2 km between Zarnesti and the plot, which is finished in gravel (as can be seen from the accompanying image).
The land is located at the foot of the mountain Piatra Craiului (within the Carpathian Mountains) in the town of Zarnesti, in the county of Brasov. Local sign posts indicate that the plot is 2 km from Zarnesti town centre; Bran (where Dracula's Castle is situated) is 5 km from Zarnesti, and the main tourist destination and ski resort in Poiana Brasov is 20 km from the plot. The plot would serve either for division into two or three plots for resale with the purpose of two or three private villa developments or for immediate development as presently offered such as for an all year round pensione suitable for summer walking and winter skiing access.
